Purchasing Residential Property in Cyprus


Purchasing Residential Property in Cyprus is very similar to Britain & Ireland; all residential property is Freehold;
a Solicitor should always be used
& monies should only be paid to & through your solicitor (our local associates will suggest local English speaking solicitors); budget for about €1000 plus 10% local Vat for conveyancing.

Purchase Tax (Stamp Duty) applies to residential property and ranges from:
3% up to €75,000
5% from €75,001-€150,00
8% on everything over €150,000/.


There is an Annual Residential Property Tax
the percentage charged is as follows:
0% up to €150,000
0.2% between €150,000-375,000
0.3% between €375,001-750,000
0.35% on everything over €750,001

Britain, Ireland & most EU countries operate a Double Taxation Relief Agreement with Cyprus.

Property Appreciation

Property Appreciation has been in the region of 15% + per annum in recent years; there is buoyant year Rental Market in the Famagusta Coast area; our local associates can advise on Management Services if required. Purchase Loans of up to 80% are available, subject to lending terms, which are similar to British & Irish lender's terms, our local office will be happy to assist you; depending on the sum borrowed, it may be possible to cover mortgage payments from rental income. Cyprus has one of the lowest Tax Rate structures in the EU/Europe.
